David Phelps (Dave), President, grew up in Roanoke, Virginia, and enjoys getting back to the Blue Ridge Mountains. He graduated college from the Virginia Military Institute with a major in Physics. In 2004, Dave decided to build his own home and did extensive research on the various building technologies. He determined that Insulated Concrete Form (ICF) was the best way to build a home. He recognized the geothermal dynamic benefits of concrete walls encapsulated in insulation and the strength of the walls to wind loads. Dave realized there was a need in the residential construction market for stronger and more efficient homes, so he started his custom ICF home building company. ICF Homes has continued to expand thrive. It has become Dave’s passion to build safe, sustainable, and beautiful homes for his clients. Dave has recently expanded his expertise to offer sustainable and efficient housing with an economic mindset. Thus, System Built Homes, LLC was created and introduced to the local housing market.
Dave lives in Fredericksburg, VA. He has three grown children, is an avid fitness enthusiast, and enjoys being outside. He is a past President of the Fredericksburg Area Builders Association (FABA) and has been on the board of directors for ten years. Dave was honored with the 2020 Best Concrete Homes in North America award for one of his custom design-built homes.
Teressa Taylor Griffis
Sales & Business Development Manager
Teressa Taylor Griffis, Founder and CEO of TTG & Associates, LLC is proudly serving as the Sales & Business Development Manager for System Built Homes, LLC and brings more than 30 years of experience exclusively in the building industry. As a serving member on the Board of Directors for the Fredericksburg Area Building Association, Teressa serves the community she loves while staying up to date in the building world and guiding policy that will enhance business for everyone in the Fredericksburg Area. As a proud mother of three grown children and with her devoted husband at her side, her priorities have always been faith, family, and community, and is thrilled to be a part of bringing this newest Division of ICF Homes of Virginia to the local real estate market.
David Beloat
Project Manager
David Beloat, Project Manager, has over 20 years of construction experience. David is a fixture within ICF Homes having served numerous families through the years with their custom-built homes. He is eager to also utilize his skills to now bring top quality and service to all budget levels. David is married and an active father of three children. He enjoys serving his church community, golfing, and taking his kids fishing. David, with his confident and calming demeanor enjoys building close relationships with our customers and helps keep our projects on schedule and within budget.
Dan Luniewski
Project Manager
Dan Luniewski, Project Manager, has over 20 years of construction experience in custom home building. Dan is thrilled to lend his expertise to working directly with System Built Homes clients as they plan the building of their dream homes within all price categories. With his welcoming smile and infectious sense of humor, Dan brings joy to every job he steps foot on. His passion and dedication are clearly evident. He is a husband and father of three grown boys. He enjoys fishing, golfing, hiking, and traveling to new places with his wife. Dan prides himself on being a great communicator. Being fully aware that this is of the utmost importance to all clients during construction of their home. Dan works diligently to keep all projects on schedule and within budget.

Daniel Luniewski
Assistant Project Manager
Daniel brings to System Built Homes years of experience and the benefit of having a father also in the building industry. Daniel, a Virginia native, grew up in Midlothian, Virginia but currently resides in Richmond with his wife Madeline and adorable puppy River. When he is not lasered in on SBH's detailed trim work, he spends his free time on his project cars and motorcycles.
